Meet the Real Estate & Rental Property Management Team

Mildred B. Gershen: President & C.E.O.

Mrs. Gershen is a founder of Moderate Income Management Co. Inc., and was initially responsible for tenant relations. Her responsibilities include managing the day to day operations of the Firm. Mrs. Gershen is a licensed real estate broker in the State of New Jersey and holds numerous certifications from the National Center for Housing Management. These include Certified Occupancy Specialist, Certified Housing Manager, and Certified Service Coordinator- Total Quality of Life Manager and several one day certifications. She has received certification from the Institute of Continuing Education as a Certified Housing Administrator. From the Community Associations Institute she is a Certified Manager of Community Associations. Mrs. Gershen is affiliated with the National Leased Housing Association, The Institute of Real Estate Management, the National Center for Housing Management, New Jersey Planning Officials and the New Jersey chapter of the National Woman's Business Owners. Mrs. Gershen has been involved in property management for over 40 years. She is a graduate of Hunter College with a BA in History and Political Science.

 
Deborah M. Gershen, C.P.M. (Certified Property Manager): Vice President & Director of Management

As the Director of Management, Ms. Gershen is responsible for all Management functions performed by the Firm. Ms. Gershen is a licensed real estate broker in the State o f New Jersey and holds numerous certifications in the area of real estate and rental property management. Ms. Gershen has received a Certified Property Manager designation from IREM, and is the supervising C.P.M. for the Firms' Accredited Management Organization® designation. Ms. Gershen's certifications from the National Center for Housing Management include Certified Occupancy Specialist, Certified Housing Manager, Certified Financial Manager and Certified Manager of Maintenance and several one day certifications. She has received certification from the Institute of Continuing Education as a Certified Housing Administrator and from the Community Associations Institute as a Certified Manager of Community Associations. She has received the title of National Assisted Housing Professional, Executive Level from the New Jersey Affordable Housing Management Association (JAHMA). Ms. Gershen has a seat on the National Center for Housing Management's National Certification Review Board. Besides her affiliations with the Institute of Real Estate Management and the National Center for Housing Management, Ms. Gershen has been involved in property management for over 25 years. Ms. Gershen is a graduate of Boston University with a BS in Broadcast/Film Production.

 
Jonathan S. Gershen, Esq.: Vice President & General Counsel

Mr. Gershen is responsible for the legal and regulatory components of the Firm. He is an attorney admitted to the Bar in the State of New Jersey and like all members of the Firm is certified in various areas of concentration in real estate management. Among others Mr. Gershen has received the Certified Occupancy Specialist, Certified Financial Manager and several one day certifications from the National Center for Housing Management. He is a Certified Manager of Community Associations, and holds a certificate in Campaign Management from The Graduate School of Political Management. Mr. Gershen is affiliated with the Mercer County, New Jersey and American Bar Associations, the National Center for Housing Management and the Institute of Real Estate Management. Mr. Gershen is the past President of the New Jersey Apartment Association. Mr. Gershen is currently a Director of the South Jersey Port Corporation, an Agency of the State of New Jersey where he serves as the Chair of the Audit Committee. Mr. Gershen also serves on the Hamilton Township Rent Leveling Commission. Previously, Mr. Gershen was a member of the Lawrence Township Planning Board previously serving as Chairman for a number of years. Mr. Gershen received his BA from Brandies University in Politics and his Juris Doctor from the Benjamin N. Cardozo School

 
Kenneth S. Shatten, P.P., M.U.P: Regional Manager

Mr. Shatten is a licensed Professional Planner in the State of New Jersey and is a licensed real estate salesperson. Mr. Shatten holds certifications from the National Center for Housing Management including: Certified Occupancy Specialist, and Certified Manager of Maintenance and several one day certifications. Mr. Shatten has received the title of National Assisted Housing Professional, Executive Level from the New Jersey Affordable Housing Management Association (JAHMA). Mr. Shatten is a C.P.M.-Candidate from the Institute of Real Estate Management and he is a Certified Manager of Community Associations from the Community Associations Institute. Mr. Shatten is associated with the Institute of Real Estate Management and the National Center for Housing Management. Before coming to the firm Mr. Shatten was the Program Director for Housing and Community Development at the Union County Planning Department. Mr. Shatten has been involved in Property Management for 25 years. He graduated from Ohio University with a BA, in Government and received a Masters in Urban Planning from New York University.
